Ok me and Nik are taking the plunge since i've managed to find an absolute steal of a house.

 

now we're going to view the house tomorrow - we have downloaded the HIP on the house - but what else should we be asking/looking for when i'm there tomorrow - obviously indications that the seller has given the the estate agents as to what they're willing to take ..... but what else?

 

quick description...

 

2 bedrooms/Lounge (with patio)/Dining room/new kitchen and a bricked car port with lockable gate attached to the house.....OBVIOUSLY i'll be putting in for planning permission to stick a roof on and make a garage :-D..........£54,950 :-D was on the market for 98k 2 years ago haha

HOW CHEAP?? A house like that down here would be £150k+!!!!

it's an end terrace and been on the market over two years - which yes..i'll be questioning why, but so has my mams 110k house that's been dropped to 80k since this reccession balls (and getting silly offeres of 50k).......we're only going for this to live in for 2 maybe 3 years - taking a interest only mortgage (works out cheaper than rent i'm paying now) then selling once the prices go back up and have a nice lump some for a decent house with 3 beds & double garage :-D

If you ned to know things about a mortgage then speak to a mortgage adivsor. The estate agents will probably have an inhouse one that you could speak to, or just pick up the local pages and find one. Dont be paying for a consultation though, the mortgage advisor gets commission on the mortgage you take out.

 

Make sure you ask about what needs modernising, if there are any special terms on the property. Take any guide price with a pinch of salt, and dont be scared of making a bit of a silly offer, its the agent that goes back to the vendor with it, and the response you get will tell you what sort of figure the vendor is looking for.

I dont know what to ask the estate agent but when it comes to the survey make sure you go for the full one and not the cheaper one.. For the sake of £200 its well worth it.

 

My m8 had the basic one done to his house when he moved in, now he cant sell his house as all the surveys are going back saying walls have been removed incorectly and against regulations etc!

Thats a good point, your mortgage provider will require a survey to be completed before the funds are released, which they can arrange for you. Getting an independent survey would be better than taking the mortgage providers survey, for a start you will have a copy of it, it was a real hassle for us to get a copy of ours, and then it looked a bit basic, but I wasn't too concerned because our property still has a few years of the NHBC guarantee left, in your position I would want to know about every little potential problem.

if we like the look of it and what not - we're paying £578 for the full inspection there was a £200 one but i wouldn't trust it as the mortgage fellow said aslong as the building....that's all that will be put into the report lol

 

Trig - we're sorted for the mortgage - it's just about hte house ETC they've already said it could benefit from a A* rated condensing boiler but the old one is in perfect working order - a mate can supply and fit a new one for cheap

I'm going to put in an offer of £60k for that house.

I think you just have to keep putting the offer up till they accept.

Your best way of indication is to how long they take to decline...

 

If its a matter of minutes go again... the longer it takes the closer you are.

In scotland, if your close then generally they couter offer, if your miles out then just say no. Thats my experience, just bought somewhere last week after putting in a few offers on various places. Also what I've found is the stuff thats been on the market for ages have issues, structural, damp or built in a way that makes them difficult to get mortgages on. Which might be the case of the one your talking about as it seems strange why its so cheap compared to 2 years ago? 2 years ago you could get a 110% mortgage on anything, now you need 10% deposit min and they take in consideration what your buying alot more aswell.
